  • Employment reference — Confirmation of your income and employment status from your employer.
  • Previous landlord reference — Your current or most recent landlord will be asked about your tenancy conduct and payment history.
  • Right to Rent — You’ll need to provide proof of your right to rent in England (passport, visa, share code, etc.).

Your Rights as a Tenant (from May 2026)

The Renters’ Rights Act introduces several important protections:

  • All tenancies are periodic — No more fixed terms. You can leave by giving 2 months’ notice at any time.
  • Rent increases — Limited to once per year, with at least 2 months’ notice. You can challenge unfair increases at a tribunal.
  • Pets — You can request permission to keep a pet, and your landlord cannot unreasonably refuse.
  • Safe home — Your landlord must maintain the property in a safe and habitable condition.
  • Quiet enjoyment — Your landlord must give at least 24 hours’ notice before visiting, except in emergencies.
  • Deposit return — Your deposit should be returned within 10 days of the end of the tenancy, less any agreed deductions.
